The Application Process:
An in-person viewing is required prior to application submission. Viewings may be scheduled by contacting our office. If an Application is submitted prior to a viewing, lease execution or reservation will not proceed until the viewing requirement is satisfied. Property availability may change in the interim.
What do I need to apply?
- A non-refundable $45 application fee per Applicant/Co-Signer is due at the time of application.
- You will be required to provide a valid government-issued ID, current employment details, and 3 years of residential history information.
- Each individual age 18+ must submit a separate application and meet all approval criteria; denial of any one applicant will result in denial of the full household. Only approved leaseholders may reside in the property, excluding minor dependents.
What criteria are used to evaluate applications?
- CREDIT HISTORY: Evaluates payment history as an indicator of future rent payment performance. Soft inquiry; no hard credit pull. Concluded bankruptcy considered after 1 year of sufficient positive credit established. Unsatisfactory results may either require a Co-Signer or result in denial.
- CRIMINAL HISTORY: Screens criminal background for felony convictions within the past 5 years or felony charges currently pending. Applicants denied due to criminal history are ineligible for a Co-Signer.
- RENTAL HISTORY: Examines residential records and verifications from past and present landlords, ensuring timely payments, proper vacating notice, and absence of property damage or reported violence. Unsatisfactory findings, pending or prior eviction filings within the past 5 years, or outstanding debt to any landlord will result in denial and render Applicant ineligible for a Co-Signer.
- INCOME/EMPLOYMENT: Verifies current employment and validates that the combined monthly income meets the required minimum of 2.5x the rental rate. Insufficient income may either require a Co-Signer or result in denial.
What is the application processing time?
- Processing typically takes 1-3 business days, but may vary depending on screening, verification, additional information needed, and receipt of all household applications. To prevent delays, ensure all household occupants are prepared to apply simultaneously.
- We do not accept deposits or other payments to hold a property during application processing.
- Once complete, an email will notify you of the application decision.
How do I reserve a property after approval, and what if I decide not to move forward?
- Application approval does not hold or prioritize a property for an applicant. To secure the unit, you will be required to sign a lease and submit the full security deposit to establish tenancy. The property will remain available for showings and applications until secured by the first approved applicant or applicant group that completes all requirements.
- Approved applications are valid for 90 days from the date of approval and may be transferred to another qualifying property prior to securing a residence. Once a lease is executed, the application is no longer transferable. After 90 days, a new application is required for consideration.
Other Information:
- The application fee covers the cost of processing credit and background screening reports required for evaluation and is non-refundable.
- Applications must be complete and accurate. Any application containing false, misleading, or inaccurate information, or that is incomplete or missing required documentation, will be denied. Please ensure all required information and documentation is ready prior to beginning your application.
