Maintenance Request Procedures

If your situation is life threatening, please call 911.

It is our goal is to make all required repairs necessary within your home to make sure your stay is comfortable!

To notify us of any maintenance concerns:

  1. Log in to your tenant portal and select the 'Maintenance' tab to submit your request. Please be as detailed as possible and attach photos when necessary.
  2. If unable to submit online, please call our 24/7 maintenance hotline at 812-645-8485 and they will collect all information to submit a request on your behalf.


If the situation is considered a maintenance emergency, please report it to the 24/7 maintenance hotline so they can immediately attempt paging a contractor to your unit as soon as possible. If the issue occurs in the middle of the night, try to contain it as best as you are able until a dispatched technician is able to arrive.

What is a Maintenance Emergency?

A maintenance emergency is an issue dangerous, hazardous, or if not addressed immediately, would cause major damage to the property or your well-being.

Although inconvenient, an appliance malfunction, annoying sound, drain stoppage and the like are not considered emergencies and will be handled by a repair technician as promptly as possible during business hours.

Examples of maintenance emergencies:

  • Floods- The property is flooding either due to natural disaster or sudden major leak.
  • Leaks- A pipe has broke causing a major leak into the property that cannot be contained.
  • Fires- Please call 911 first if there is a fire, then inform us immediately.
  • Heat- Your furnace malfunctions when the outdoor temperature is below freezing (32 Degrees F).

Common Troubleshooting

In some circumstances, an issue may be solvable by common troubleshooting and without need of awaiting further assistance. If unable to resolve on your own, please submit a request informing us of the issue so maintenance may assist with the matter.

A few examples of common repair troubleshooting:

  • Clogged Toilets/Drains: Plungers, drain snakes, or other tools may help dislodge smaller clogs from your drain. 
  • Heat/AC Malfunctions: Replace the furnace filter and thermostat batteries, check the breaker, and make sure all vents registers are open and uncovered. If you have a gas furnace, contact CenterPoint Energy to confirm there are no account issues that may have caused your service to be shut off.
  • Utility Loss: Contact Duke Energy for loss of all power or Indiana American Water for loss of all water to confirm there are no local outages in your area and/or confirm there are no account issues that may have caused your service to be shut off.
  • Small Electrical or Appliance Outage: If a light, outlet, or appliance suddenly stops functioning, try flipping the appropriate breaker (if you have access in your apartment) to see if this resolves the issue.

What Maintenance am I Responsible For?

As you settle in it is important to manage routine maintenance and upkeep of your home, following are a few items that you are responsible for maintaining.

  • Replacement of burnt out light bulbs.
  • Replacement of smoke detector batteries.
  • Routine cleaning or replacement of furnace filters.
  • Routine lawn maintenance including mowing, weed-eating, and the like.
